Focus of the Role
As the Property Strategy & Delivery Senior Specialist, you’ll play a critical role in shaping the future of Telstra’s workplace experience – developing and delivering property strategies, planning and project execution across our national, commercial workplace portfolio.
You’ll lead a team to drive workplace strategy, optimize property decisions, and manage occupancy forecasts using data insights. Strong collaboration and analytical skills help you solve complex business challenges, support strategic priorities, and ensure governance compliance, while leveraging market trends to address key business issues.

As the Property Strategy & Delivery Senior Specialist, you’ll apply your experience to develop and deliver property strategies, planning and the delivery of successful program initiatives and projects to deliver best practice outcomes for stakeholders against the following responsibilities:
Develop and implement property transformation strategies to deliver on our national corporate Hub, Local and Home property strategy, which will provide vibrant, connected communities and hybrid workplace solutions that enable our people to thrive
Site-Specific Workplace Strategy development - data-led & aligned to footprint strategy and the voice of the people, forming the basis for business cases and design and change briefs
Portfolio Plan - Manage the non-network portfolio plan and governance, including database maintenance, delivery pipeline, coordination with transactions management team, and PMO
Lead the team of Property Workplace specialists who manage occupancy planning and data, the strategic brief process and business unit stakeholder engagement, project management delivery, business process, governance and financial management
Occupancy Planning - Deliver occupancy planning, including space optimisation, space policies database management, insights reporting, and BAU relocations planning
Workplace Guidelines development for hybrid working
Workplace Fitout Guidelines implementation and management
Full Project Lifecycle Governance from portfolio plan, brief, business case through to strategy translation into design & delivery and handover to BAU.
Manage the monitoring, evaluation and reporting of all aspects of project /program management and activity, including risk and contingency management, benefits realisation, project/program impact and quality measures, to identify and address issues, assess progress and effectiveness, and optimise outcomes
Capital Works Funding – procurement, supplier management and budget forecasting, planning and management (Opex and Capex).
Manage the maintenance and capital works programs (including engaging and overseeing contractors), (sourcing quotes/budgeting/forecasting/reporting/managing suppliers/liaising with stakeholders) to ensure projects are delivered on time, on budget and aligned with business requirements and objectives
Delivery oversight of major and minor property capital works
Adherence to Workplace experience solutions that ensure compliance, security and safety services across the national non-network corporate portfolio
Leverage extensive technical knowledge to lead the research and analysis of market tends and best practice to conduct portfolio analysis against industry benchmarks to ensure property portfolio management strategies and approaches are current and effective to optimise returns and asset values and identify cost reduction opportunities and efficiencies
Strategically plan, implement, manage, review and evaluate a range of transitional projects and initiatives to ensure alignment with organisational needs and compliance with relevant legislation, regulations, statutory obligations and accounting standards
Administer workplace data management, reporting, and insights with a continuous improvement
mindset and a drive for automation
Manage key stakeholder relationships including internal & external networks to deliver business performance excellence and strategic partnerships
Foster collaboration across teams for on-site support, greetings, and building onboarding, while adhering to group security and safety policies
Drive the thinking around Telstra's long-term strategy, leveraging a breadth of knowledge to develop long term plans, formulating new strategic frameworks as needed
Prepare decision making materials for the leadership team to drive senior engagement and draw out insights to achieve Telstra’s strategic objectives

Proven depth of experience in corporate real estate, workplace experience and project management
Commercial acumen and finance/numerical expertise
