Job Description

FPI Management is seeking a full-time Affordable Housing Leasing Consultant for Dublin Ranch Seniors, a 322-unit property in Dublin, CA. This role serves as the community's sales representative, responsible for resident interactions, property tours, processing applications, and securing lease agreements. The consultant ensures compliance with Fair Housing Laws and company policy, supporting client objectives. Key duties include maintaining occupancy, professional leasing, managing resident relations, handling documentation, and assisting with maintenance reporting. A valid US Driver's License is required for operating a site-owned golf cart.
Must have:
  • Interact with residents to assist with viewing/touring the property.
  • Provide accurate information about each apartment home.
  • Properly process rental applications and secure lease agreements.
  • Assist with lease renewals as required.
  • Conduct all job duties in accordance with Fair Housing Laws and Company policy.
  • Support meeting Client expectations based on financial operating budget and management agreement.
  • Carry out philosophies and wishes of the Owner in daily operations.
  • Maintain positive, professional, and effective communication with all stakeholders.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques and closing ratios.
  • Assist with monthly Market Surveys and analysis.
  • Assist with advertising and marketing strategies.
  • Ensure all online marketing sources are updated daily.
  • Promote positive resident/management relations to retain desirable residents.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.
  • Maintain appropriate resident files in accordance with FPI Standard Operating Procedures.
  • Responsible for daily integrity and confidentiality of resident files.
  • Ensure documents and reporting systems are maintained, updated, and organized.
  • Ensure compliance of Risk Management items through FPI Standard Operating Procedures.
  • Report timely any/all injuries, illnesses, property damage.
  • React calmly and professionally in emergency, emotional, and/or stressful situations.
  • Assist residents with reporting maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Monitor physical asset and identify concerns with immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Consistently and fairly enforce community rules and regulations.
  • Comply with all Fair Housing Laws and FPI policies and procedures.
  • Promote a professional image by adhering to FPI Management's Dress Code Policy.
  • Conduct displayed must be of a professional manner.
  • Meet all training requirements for the position.
  • Perform any and all functions as directed by the supervisor.
  • Familiarity with affordable housing programs (LIHTC, HUD, USDA-RD, HCD, HOME Funds, Bonds).
  • Minimum 1 year of experience in a similar role, preferably Residential Property Management.
  • High School diploma or equivalency certificate required.
  • Proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management software, email, internet).
  • Driving a site-owned golf cart is a requirement; valid unrestricted US Driver's License required.

Job Description

The Leasing Consultant is the community's sales representative and is responsible for interacting with residents (potential and existing) on behalf of FPI to assist with viewing/touring the property, providing accurate information about each apartment home, properly process rental applications, secure lease agreements from qualified persons, and assist with lease renewals as required. The Leasing Consultant is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy, and supports the overall objective of meeting the expectations of the Client, based on the respective financial operating budget and management agreement.

  • Driving a site-owned golf cart is a requirement for this role. Since driving a site-owned golf cart is a requirement for this role; a valid unrestricted United States Driver's License will be required.

Pay: $21 - $22 / Hour

DUTIES AND RESPONSIBILITIES

1.Client Relations

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations

2.Communication

  • Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI

3.Leasing/Occupancy

  • Maintain occupancy levels as established by owner/budget expectations
  • Exhibit professional leasing techniques
  • Assist with the completion of the monthly Market Surveys and analysis
  • Assist with advertising and marketing strategies for the apartment community as needed
  • Exhibit closing ratios in regards phone and walk-in traffic per FPI policy
  • Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily
  • Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.
  • Assist with resident retention programs
  • Ensure the safety, comfort and privacy of all property residents
  • Ensure move-in orientation is completed consistently with new residents

4.Reporting and Document Management

  • Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures.
  • Responsible for the daily integrity and confidentiality of resident files.
  • Ensure that documents and reporting systems are maintained, updated, and organized.
  • May assist in periodic reporting requirements as requested

5.Risk Management

  • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
  • Reports timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
  • React calmly and professionally in emergency, emotional and/or stressful situations.

6.Facility Maintenance

  • Assist residents with reporting of maintenance needs.
  • Document facility and maintenance needs and ensure timely completion. c. Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.

7.Other

  • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
  • Comply with all Fair Housing Laws and FPI policies and procedures.
  • Promote a professional image by adhering to FPI Management's Dress Code Policy.
  • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
  • Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
  • Perform any and all functions as directed by the supervisor, including special project assistance.

Qualifications

Minimum Requirements:

  • Must have a familiarity with affordable housing programs, including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds.
  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management. Experience in hospitality, retail, sales or customer service will also be considered.
  • High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet).
