Opendoor is transforming residential real estate by delivering a seamless, digital-first experience to buy and sell homes. Our builder partnerships are a core growth channel; since 2016, Opendoor has helped fuel over $6.5B in new home sales and partners with leading homebuilders such as Lennar, D.R. Horton, Meritage Homes, and Pulte.

About the Role

The Head of Homebuilder Partnerships will lead the national strategy, growth, and operations of our homebuilder channel. You’ll own enterprise relationships with top national and regional builders, expand distribution through referral programs and product integrations, and partner cross-functionally to deliver a best-in-class experience for customers moving into new construction homes. You’ll also build and develop a high-performing team and ensure rigorous operating discipline across markets.

What You'll Do

  • Define and execute the national strategy for the homebuilder partnership channel, including market expansion, portfolio growth, and performance outcomes across referrals, conversion, and economics.
  • Lead end-to-end enterprise partnerships with large public and regional builders: pipeline development, executive relationship management, contract negotiations, co-marketing, launch, and ongoing optimization.
  • Build, coach, and scale a team of partnership leaders and account managers; set a high bar for operational rigor, partner trust, and consistent execution.
  • Partner with Product and Growth on initiatives like Builder Connect to surface new-build inventory, strengthen partner value, and improve lead conversion and customer experience in our buying app.
  • Establish and own KPIs, dashboards, and business reviews for channel health (referrals, close rates, CAC, revenue/margin impact, partner NPS); drive a data-driven cadence across weekly, monthly, and quarterly reviews.
  • Collaborate with Pricing, Market Operations, Sales Ops, Legal, Finance, Marketing, and CX on goals, SLAs, risk management, and seamless customer journeys.
  • Standardize partner onboarding, training, and enablement; codify playbooks for repeatable success across markets.
  • Represent Opendoor with executive stakeholders across the builder ecosystem; drive deal creativity, thought leadership, and long-term, win–win growth.

What You'll Need

  • 10–15 years’ experience in business development and strategic partnerships, with 5+ years leading high-performing teams in complex, enterprise environments.
  • Deep familiarity with the homebuilder ecosystem (national publics and regional builders), including multi-market enterprise negotiations, co-marketing structures, SLAs, and operational integrations.
  • Proven track record building and scaling partnership channels with measurable impact on revenue, margin, and customer experience; strong command of unit economics and P&L.
  • Executive presence and stakeholder management skills; comfortable engaging C-level partners and internal leadership.
  • Strong analytical skills; fluent in CRM (e.g., Salesforce) and building operational dashboards and reporting.
  • High ownership, bias to action, and ability to thrive in dynamic, fast-changing environments.
  • Willingness to travel for partner meetings and market launches (approx. 30–40% annually).
