Job Summary
The Leasing Manager at Flow is responsible for developing and executing leasing strategies to maximize residential rental income. This role involves leading a team of leasing specialists, ensuring timely lead management, conducting market research for rental rates and concessions, and preparing advertising materials. The manager also handles resident renewals, transfers, move-ins, and move-outs, maintaining detailed records and ensuring daily activity is properly recorded.
Must Have

- Respond to emails timely and professionally.
- 2+ years Class A multifamily high-rise Leasing Manager experience.
- Excellent verbal and written communication.
- Basic Google Workspace and Microsoft Office knowledge.
- Familiarity with Property Management Systems.

About the Role
The Leasing Manager is responsible for implementing a leasing strategy to maximize residential rental income. They will manage a team of leasing specialists to verify that the leasing strategy is being executed to plan and ensure that all leads are being fielded in a timely manner. This role will perform and communicate local market research to guide rental rates and concession offerings, as well as prepare all advertising materials needed with the assistance of the Community Manager.
Responsibilities:
- Serve as the primary point of contact for resident renewals, transfers, move-ins, and move-outs. Ensure proper record keeping of all executed leases and rentable items issued.
- Ensuring all activity is recorded daily and proper steps are followed. Perform general leasing duties when necessary, including tours, lease execution, & prospect communication.
- Partner with the Community Manager and communicate with the Asset Manager weekly to set rents and concessions for both renewals and new leases.
- Acquire extensive knowledge of the property, market conditions, competition’s rental rates, concessions, occupancy, and leased percentages.
- Acquire extensive knowledge of our Rental Application, Rental Agreement (Lease), Rules and Regulations, Culture, and other Lease Documents as required by your state or local ordinance to discuss in detail with the new resident.
- Maintain resident relations programs as defined by supervisors with monthly resident events, meeting or exceeding expectations for social media content, survey responses, and online reputation.
- Establish a rapport and marketing relationship with major corporations, local businesses, preferred employers, and any other related companies to be competitive in the market.
- Assist the Community Manager in maintaining the property’s overall curb appeal and appearance by way of inspection compliance in line with the tour route readiness standard. This includes walking available units, models, and the tour path daily to ensure a perfect product and report any liability problems noticed immediately.
- Maintain a resident retention plan by contacting lease renewals 90-60 days in advance and use the renewal spreadsheet for these purposes.
- Adhere to a reporting schedule as identified by the Community Manager, Accounting, and any other necessary departments to meet Management, Equity Partner, and Lender requirements.
- Respond to emails timely and professionally to ensure you are prepared for all you encounter, whether customers or other Company team members.
Ideal Background:
- Bachelor’s degree or equivalent work experience preferred
- 2+ years of experience as a Class A multifamily high-rise Leasing Manager or 3+ years experience in multifamily high-rise leasing
- Excellent verbal and written communication skills required
- Basic knowledge of Google Workspace and Microsoft Office (Word, Excel) required
- Familiarity with Property Management Systems
