Job Summary

The Renovations Estimator provides accurate, timely cost estimates and definitive renovation scopes for field team execution and supporting competitive pricing offers. This role partners with Pricing and Home Operations teams, translating inspection data and market demand into renovation scopes to optimize home resale. Responsibilities include translating inspection reports into detailed work scopes, applying repair standards and pricing, integrating pricing strategy, collaborating on offer adjustments, validating scopes post-acquisition, monitoring performance, and defining new processes with high documentation integrity.

Must Have

  • Translate third-party inspection reports and assessment artifacts into detailed line-item scopes.
  • Apply Opendoor’s repair standards and negotiated pricing.
  • Integrate Pricing notes, upgrade requests, and other pricing requests into the scope of work.
  • Collaborate with Pricing and Home Ops to translate scope into Condition Adjustments for Final Offer.
  • Partner with Home Project Managers (HPMs) post-acquisition to validate and refine scopes.
  • Track estimate vs. actual variance and surface insights for systemic deltas.
  • Define and retain new processes, maintaining high documentation integrity.
  • Minimum 3+ years of residential renovation or construction estimating experience.
  • Proficiency with spreadsheets and estimating templates.
  • Familiarity with inspection artifacts and home construction standards.
  • Excellent cross-functional communication skills.

Job Description

Location

This is an in-person role in the Phoenix, AZ office. Candidates must be based within a 50-mile commuting distance of the office (2425 E Camelback Rd #400, Phoenix, AZ 85016), and able to be physically present in the office 4 days a week.

Centralized Renovations Estimator

The Renovations Estimator provides accurate, timely cost estimates and definitive renovation scopes for field team execution and supporting competitive pricing offers.This role serves as a key partner to the Pricing and Home Operations teams by translating inspection data and market demand signals into a complete renovation scope of work calibrated to optimize our ability to resell a home given market conditions.

What You’ll Do

  • Translate Inspection Reports to Work to be Done: Translate third-party inspection reports and assessment artifacts (video walkthroughs, photos) into a final, detailed line-item scope that serves as the starting source of truth for work we will do to list the home. You will evaluate defects called out in third-party inspection reports, make a judgment on whether repairs are required, and define work required to resolve the defect.
  • Apply Repair Standards and Pricing: Ensure all repair line items and pricing adhere to repair standards and negotiated pricing; you will exercise near total judgment in how we transform inputs (Inspection, market demand signals, etc) into work to be done
  • Integrate Pricing Strategy: Partner closely with Pricing to ‘merchandise’ our homes - referencing and incorporating Pricing notes, upgrade requests, and any other pricing requests into the scope of work we will do before listing the home
  • Collaborate on Offer Adjustment: Work with Pricing and Home Ops to translate the comprehensive scope into Condition Adjustments for the Final Offer, clearly separating pre-list versus post-list exposure.
  • Scope Validation and Refinement: Partner with Home Project Managers (HPMs) post-acquisition to validate scopes, refine quantities, and adjust for site conditions at Day 1 Walk (D1W), documenting changes and rationale to improve future estimating accuracy.
  • Performance Monitoring: Partner with leadership to track estimate vs. actual variance and surface insights on systemic deltas by market, vintage, and category, proposing calibrations to unit costs and scope rules where appropriate.
  • Process Definition & Documentation Integrity: You will be part of a newly created team that has been centralized under Pricing leadership. We are relying on your partnership to define and retain new processes. As part of this, you will maintain a high bar for documentation (assumptions, quantities, photos, takeoffs) to support approvals and ensure downstream vendor execution quality.

What You’ll Need

  • Minimum 3+ years of residential renovation or construction estimating, including takeoffs and scope development across core trades (interior finishes, roofing, HVAC, electrical, plumbing).
  • Proficiency with spreadsheets and estimating templates; comfort working with standardized cost libraries and market modifiers.
  • Familiarity with inspection artifacts, including third-party inspection reports, and home construction standards.
  • Excellent cross-functional communication skills; able to collaborate with Pricing, Central Ops, and HPMs in a fast-paced, metrics-driven environment.
  • A passion for problem solving across both homes and processes. At the home level, the idea of delivering the optimal home to a buyer for the least amount of money fires you up. At the process level, you are always looking for the opportunity to make things better - you are an owner of the process, not just a consumer!

Compensation

Our compensation reflects the cost of labor across several U.S. geographic markets, and we pay differently based on those defined markets. Base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The U.S. pay range for this position in Phoenix, AZ is $70,400.00 - $88,000.00 annually. Pay within this range varies by work location and may also depend on your qualifications, job-related knowledge, skills, and experience.
