About the Role
As a key member of Flow's Real Estate Development team, the Construction Estimator will develop detailed cost estimates and schedules for all projects—from ground‑up construction to capital improvements (CAPEX) and tenant improvements. The estimator will collaborate closely with project managers, architects, engineers, and consultants to align budgets and timelines with project goals and maintain rigorous cost control. This role requires strong analytical skills, attention to detail and the ability to communicate complex cost data clearly to stakeholders.
This role is based full time at Flow's HQ in the Bay Harbor Islands
Responsibilities
- Develop comprehensive project budgets and cash‑flow forecasts for ground‑up, CAPEX, and tenant‑improvement projects.
- Create and maintain project schedules, including critical path analysis and realistic milestone dates, to support timely decision‑making.
- Conduct thorough quantity take‑offs and prepare detailed cost estimates by analyzing plans, specifications, and technical documents.
- Identify cost drivers such as labor, materials, and time and recommend value‑engineering alternatives and cost‑savings opportunities without compromising quality.
- Visit job sites and gather site‑specific information to validate assumptions and ensure estimates reflect actual conditions.
- Evaluate and compare bids and proposals from subcontractors and suppliers, negotiate advantageous terms, and recommend the best value options.
- Collaborate with internal and external teams (project managers, engineers, architects, consultants) to align budgets and schedules with project objectives.
Ideal Background
- 5+ years as a construction estimator, preferably with mixed‑use, multifamily, or hospitality projects
- Proven ability to manage multiple projects and meet deadlines
- Ability to perform complex calculations, assess cost drivers, and analyze large data sets.
- Excellent time‑management and attention to detail, enabling accurate tracking of multiple cost components.
- Strong verbal and written communication skills with a demonstrated ability to present cost data and options to non‑technical stakeholders and collaborate with cross‑functional teams.
- Deep understanding of building systems, materials, and local and national building codes; ability to read and interpret blueprints and technical documents.
- Strong negotiation skills, vendor relationship management, and familiarity with risk analysis and value engineering.
