About the Role
Flow is seeking a seasoned Senior Construction Project Manager to lead the delivery of a high‑rise multifamily development in Aventura, Florida. This landmark, ground‑up project requires a professional with deep construction expertise and a proven ability to manage complex, multi‑phase developments from pre-construction through turnover. In this role, you will serve as the strategic leader for planning, budgeting, scheduling, procurement, and construction execution, ensuring that the project meets its design, cost, and timeline targets.
This role is based full time at Flow's HQ in the Bay Harbor Islands
Responsibilities
- Project leadership: Direct the entire project lifecycle—pre-construction, procurement, construction, and closeout—while coordinating the efforts of contractors, consultants, design professionals, and municipal agencies.
- Budget & schedule management: Develop and maintain comprehensive budgets and critical‑path schedules. Monitor cost and schedule performance, forecast cash flow, and implement corrective actions to keep the project on track.
- Contract negotiation & procurement: Lead negotiations with general contractors, subcontractors, and suppliers to secure favorable terms. Select, contract, and coordinate subcontractors and their activities.
- Design & constructibility coordination: Work closely with architects and engineers to resolve constructibility issues, optimize design for cost and schedule efficiency, and ensure that building systems are integrated seamlessly.
- Permitting & compliance: Manage all permitting activities, inspections, and approvals. Ensure full compliance with Florida building codes, zoning ordinances, and safety regulations, including storm‑hardening and environmental requirements unique to the region.
- Quality & risk management: Establish quality control procedures, perform regular site inspections, and proactively identify and mitigate risks such as schedule delays, budget overruns, or safety issues.
- Reporting & stakeholder communication: Provide regular progress reports—detailing schedule, budget, risk status, and opportunities—to senior leadership.
Ideal Background
- 10+ years of construction project management, including at least 5 years in a senior leadership role delivering large‑scale ($100M+) residential or mixed‑use developments
- Deep knowledge of high‑rise structural systems, complex MEP installations, and local building codes and permitting processes
- Exceptional leadership, organizational, and negotiation skills. Ability to coordinate multiple teams, resolve conflicts, and make decisive judgments under pressure
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field; PMP or Certified Construction Manager (CCM) certification strongly preferred
- Excellent written and verbal communication skills, with the ability to present complex technical and financial information to stakeholders at all levels
