Job Description

The Facility Manager (m/f/d) at NXP Gratkorn will be responsible for planning and implementing conversion projects (office, laboratory), managing construction, and coordinating external contractors for facility services, cleaning, security, and technical building equipment. The role requires 5-7 years of experience in Real Estate/Facility Management, project leadership, and a deep understanding of technical trades like electrical, IT, and HVAC, along with construction expertise for various building modifications. The manager will also optimize processes, ensure occupational safety, and act as a contact person for all facility management topics.
Must have:
  • Plan and implement conversion projects (office, laboratory)
  • Manage construction and project control for modernization, expansion, and renovation
  • Coordinate external contractors for facility services, cleaning, security, catering, and technical building equipment
  • Conduct and document regular meetings with external partners
  • Perform regular building inspections to ensure optimal management
  • Coordinate maintenance and repair measures, as well as inspections and servicing of all structural and technical systems
  • Participate in internal and external audits (EHS, Security, FM)
  • Optimize existing processes and documentation tools
  • Ensure occupational safety, including creating risk assessments
  • 5-7 years of professional experience in Real Estate/Facility Management
  • Project management experience in Real Estate and Facility Management
  • In-depth understanding of technical trades (electrical, IT, MSR, air conditioning, electrical laboratory operations)
  • Construction expertise for conversion, expansion, and renovation measures
  • Experience with audits and safety inspections
  • Knowledge of modern work environments and their requirements

Job Description:

Responsibilities:

  • Planning and implementation of conversion projects (office, laboratory) in cooperation with external planning companies
  • Construction supervision and project control for modernization, expansion, and renovation measures
  • Contact person for all facility management topics at the Gratkorn site
  • Coordination of external contractors in the areas of facility services, cleaning, security, catering, and technical building equipment (TGA)
  • Contact person for landlords, property management, and service providers
  • Execution and documentation of regular meetings with external partners
  • Regular inspections and checks of the buildings to ensure optimal management (incl. security installations, cleaning, catering)
  • Coordination of maintenance and repair measures as well as inspections and servicing to ensure the operational readiness of all structural and technical systems
  • Participation in internal and external audits (EHS, Security, FM,…)
  • Internal communication in the area of Facility Management
  • Optimization of existing processes and documentation tools
  • Responsibility for occupational safety including the creation of risk assessments as area manager

Requirements:

  • At least 5-7 years of professional experience in Real Estate/Facility Management
  • Project management experience in Real Estate and Facility Management
  • In-depth understanding of technical trades such as electrical, IT, MSR, air conditioning, and general electrical laboratory operations
  • Construction expertise for conversion, expansion, and renovation measures
  • Experience with audits and safety inspections
  • Knowledge of modern work environments and their requirements
  • Willingness to be available on weekends in case of crisis
