The Real Estate Controller will lead financial planning and accounting for residential and commercial properties across California and Hawaii. This role involves directing strategic financial objectives, implementing a comprehensive job cost system, managing financial forecasting and budgets, and coordinating financial statements. The Controller will also analyze Pro Forma results, develop long-range plans, and manage equity/debt transactions, ensuring projects meet financial expectations.
Must have:
  • Direct financial planning and accounting practices for residential lots and commercial property.
  • Develop, implement, and maintain a comprehensive job cost system.
  • Manage processes for financial forecasting, budgets, consolidation, and reporting.
  • Coordinate the preparation of the Corporation's financial statements and management discussion and analysis.
  • Ensure monthly analysis of Pro Forma results and make recommendations.
  • Develop the long-range plan in partnership with the President of Real Estate.
  • Represent Real Estate Finance on various cross-functional project teams.
  • Communicate with owner, development team, equity partners, lenders, and third parties.
  • Responsible for packaging applications for all equity and debt project transactions.
  • Facilitate all insurance and bonding needs.
  • Perform financial review monthly and quarterly per project.

Position at Somers West Development

The Real Estate Controller will be responsible for directing the financial planning and accounting practices for residential lots and commercial property in multiple projects located in California and Hawaii. This individual will support the horizontal and vertical improvements for existing and future releases by performing the following duties personally or through subordinate managers.

Responsibilities:

  • Provides leadership in the development for the continuous evaluation of short and long-term strategic financial objectives
  • Take hands-on lead position of developing, implementing, and maintaining a comprehensive job cost system
  • Manage processes for financial forecasting, budgets and consolidation and reporting to the Company
  • Coordinate the preparation of the Corporation's financial statements and management discussion and analysis
  • Establish and maintain lines of communications with the investor community. Serve as the finance leader demonstrating a relentless focus on driving enhanced business results
  • Ensure monthly analysis of Pro Forma results to track project results and make recommendations as needed to ensure projects meet expectations
  • Develop the long-range plan in partnership with the President of Real Estate helping to establish long-term goals for the business and to identify and quantify the initiatives to achieve them
  • Represent Real Estate Finance on various cross-functional project teams
  • Communicate with owner, development team, equity partners, lenders and third parties as appropriate and needed
  • Responsible for packaging applications to appropriate stakeholders for all equity and debt project transactions
  • Facilitate all insurance and bonding needs
  • Keen understanding in project-based accounting for real estate land and vertical development projects.
  • Financial review monthly and quarterly per project

Qualifications:

  • Undergraduate degree in finance, economics, or real estate. Master’s Degree, CPA or CFA preferred
  • Five to ten years of experience in analysis of residential/commercial real estate markets
  • Five to ten years of industry experience in residential and commercial development from acquisition to entitlements to build out
  • May be required to have a valid driver’s license.
  • Demonstrated ability to identify key real estate market drivers, assess their impact on a given real estate market, and communicate related analysis and conclusions
  • Demonstrated strong analytical and decision-making skills
  • Highly developed written and oral communication skills.
  • CPA and prior homebuilding experience preferred
