Job Summary
The Project Manager will lead urban renewal and renovation projects for commercial and office spaces, overseeing the entire project lifecycle from design planning and cost estimation to construction, quality control, safety supervision, and final acceptance. Key responsibilities include managing historical building modifications, ensuring compliance, optimizing space utilization, coordinating with multiple stakeholders, and establishing long-term maintenance plans. The role requires strong risk and cost control abilities, ensuring projects are delivered on time, within budget, and to quality standards.
Must Have
- Lead urban renewal/renovation commercial/office space projects from design to acceptance.
- Manage historical building structure optimization and facility renovation.
- Optimize decoration schemes for commercial/office spaces.
- Coordinate with construction units, designers, supervisors, and suppliers.
- Oversee project handover, maintenance standards, and emergency plans.
- Identify and mitigate risks, control project costs within budget.
- 5+ years of urban renewal/renovation project decoration management experience.
- 3+ years of commercial complex or office space decoration project management experience.
- Proficient in decoration engineering construction technology, quality standards, and safety regulations.
- Ability to review design drawings, construction plans, and bill of quantities.
- Strong cost control ability, familiar with bidding processes and material procurement.
- Good coordination, communication, and negotiation skills.

- Qualification certificates such as Constructor (Architectural Engineering direction), PMP, Intermediate Engineer are preferred.

Job Description
Job Responsibilities:
1. Full-chain project coordination: Lead urban renewal and renovation projects for commercial/office spaces, covering the entire process from preliminary design planning, scheme review, cost estimation, to construction organization, quality control, safety supervision, and completion acceptance, ensuring projects are delivered on time, with quality, and within budget.
2. Urban renewal special management: Deeply understand the characteristics of renovation projects, handle core issues such as historical building structure optimization, existing facility renovation, and compliance approvals (e.g., fire protection, environmental protection, planning permits), balancing renovation effects with original building safety and usage requirements.
3. Commercial/office space adaptation management: Combine commercial operation logic (e.g., circulation design, tenant demand adaptation) with office space functional requirements (e.g., intelligent system integration, modular layout) to optimize decoration schemes and improve space utilization and user experience.
4. Supply chain and team collaboration: Coordinate multi-party resources including construction units, designers, supervisors, and material suppliers, establish efficient communication mechanisms, solve cross-departmental and cross-partner coordination problems during project advancement; manage project team, clarify division of labor and assessment standards.
5. Post-completion operation and maintenance衔接: Lead project handover after acceptance, formulate maintenance standards and emergency plans, connect with the operation and maintenance team to establish a long-term service mechanism, track project usage feedback, and promote optimization and upgrades.
6. Risk and cost control: Identify risks in renovation projects such as design changes, construction hazards, and policy adjustments, formulate response plans; strictly control project costs, review bill of quantities, payment applications, and ensure cost control within budget.
Job Requirements:
1. Associate degree or above, preferably in civil engineering, architectural decoration engineering, project management, urban planning, or related majors.
2. Possess more than 5 years of experience in urban renewal/renovation project decoration management, having led at least 2 complete renovation commercial/office space projects (full process from design to operation and maintenance), familiar with renovation project approval processes and structural renovation specifications.
3. Possess more than 3 years of experience in commercial complex or office space decoration project management, understand commercial space operation needs and key points of office space functional layout, and can accurately connect design with construction implementation.
4. Proficient in decoration engineering construction technology, quality standards, and safety regulations, able to review design drawings, construction plans, and bill of quantities.
5. Possess cost control ability, familiar with engineering bidding processes and material procurement channels, and can effectively control project costs.
6. Qualification certificates: Constructor (Architectural Engineering direction), PMP, Intermediate Engineer and other related qualification certificates are preferred.
7. Good coordination, communication, and negotiation skills, with keen insight into key aspects such as structural safety, design details, and construction quality of the project, ensuring project implementation without deviation and on time with quality.
