The Real Estate Specialist will be responsible for acquiring new retail and service properties in the Nordics region, negotiating leases, and presenting terms to executive management. This role requires a strong analytical and strategic real estate background to develop a profitable property portfolio. Responsibilities include site research and analysis, property inspections, preparing site evaluation packages, lease negotiations, managing relationships with brokers and attorneys, understanding zoning and licensing requirements, and working with various Tesla teams throughout the lease lifecycle. The position also involves managing the existing portfolio, including lease renewals, terminations, and other related tasks. Relocation to Oslo, Norway is required.
Must have:

The Real Estate Specialist is responsible for the acquisition of new retail and service properties. This person will negotiate the lease as well as present the terms to executive management. We are seeking someone who has an analytical and strategic real-estate background in help develop a profitable portfolio of properties within each respective Country/Geo. The individual will also be responsible for the renewal, relocation and expansion of existing locations. Ideally we are seeking experience of someone who has worked for a premium retail/automotive brand or brokerage firm and understands the dynamics of the entire development cycle as the Real Estate Manager works closely with our local Market Expansion, as well as with our Construction and Design team to open locations on time and under budget.

What You’ll Do
  • Recopilar y evaluar datos económicos, demográficos y otros datos de mercado para identificar y priorizar áreas comerciales clave.

  • Visitar e inspeccionar posibles propiedades para determinar su idoneidad. 
  • Preparar paquetes de evaluación del sitio para la dirección ejecutiva. 
  • Negociar la carta de intención y la carta de trabajo junto con un corredor de bienes raíces externo.
  • Negociar el arrendamiento junto con un abogado externo 
  • Gestione eficazmente las relaciones externas de corretaje y abogados.
  • Comprender los requisitos de zonificación y licencias por estado y trabajar con abogados externos para establecer la licencia de distribuidor para cada ubicación. 
  • Trabaja con los gerentes de proyecto para establecer una carta de trabajo.
  • Trabaja en estrecha colaboración con el gerente de proyecto, el gerente de diseño y los equipos de contabilidad y finanzas durante todo el ciclo de vida del arrendamiento para determinar los montos del presupuesto de capital y de construcción. 
  • Negocia los montos del subsidio de mejora para inquilinos con los propietarios
  • Atender proyectos o consultas ad-hoc relacionadas con Real Estate. 
  • Ser el punto de contacto para el equipo de expansión del mercado de Tesla para discutir y alinear asuntos inmobiliarios, así como la estrategia de planificación general.
  • Ser punto de contacto para la interacción con el propietario en la cartera existente 
  • Gestionar la cartera existente, lo que implicará diversas tareas, como renovar/rescindir contratos de arrendamiento, adquirir plazas de aparcamiento, negociar devoluciones de garantías bancarias, actuar en fechas críticas de arrendamiento, etc.

Responsibilities

  • Gather and evaluate economic, demographic and other market data to identify and prioritize key trade areas 
  • Responsible for researching and analyzing sites to established guidelines, procedures and policies 
  • Visit and inspect prospective properties to determine suitability 
  • Prepare site evaluation packages for executive management 
  • Negotiate LOI and work letter alongside outside real estate broker
  • Negotiate lease alongside outside Counsel 
  • Effectively manage outside brokerage and attorney relationships
  • Understand zoning and licensing requirements per state and works with outside Counsel to establish dealer’s license for each location 
  • Works with project managers to establish work letter
  • Works closely with project manager, design manager, accounting and finance teams throughout the lifecycle of the lease to determine build-out and capital budget amounts 
  • Negotiates tenant improvement allowance amounts from Landlords
  • Deal with ad-hoc Real Estate related projects or queries. 
  • Be point of contact for Tesla Market Expansion team to discuss and align on real estate matters, as well as overall planning strategy
  • Be point of contact for landlord interaction on existing portfolio 
  • Manage existing portfolio, which will involve various tasks, such as renewing/terminating leases, acquiring parking spaces, negotiating bank guarantee returns, actioning lease critical dates etc.
What You’ll Bring
  • Relevante o equivalente en experiencia y evidencia de habilidad excepcional.
  • Mínimo tres años de negociación para una intermediación comercial o un desarrollo interno, preferiblemente en el sector minorista o industrial.

  • Posibilidad de viajar hasta el 40% 
  • Licencia de conducir limpia y válida

Requirements:

  • Relevant or the equivalent in experience and evidence of exceptional ability.
    • Minimum three years of deal making for a commercial brokerage or an inhouse development, preferably in retail or industrial
    • Exceptional ability to gather, analyze and present demographic and financial data in executive level reports 
    • Experience with municipal planning and zoning procedures preferred 
    • Proficient with MS Excel and PowerPoint 
    • Ideally fluency in English and another Nordic language; Norwegian, Danish or Swedish preferred 
    • Ability to travel up to 40% 
    • Valid clean driving license
