The Real Estate Transaction & Lease Administrator at ByteDance plays a crucial role in supporting the end-to-end leasing and transaction management process. Responsibilities
Real Estate and Facilities (RE&F), a division of the Corporate Services department, was established in June 2015. Since then, RE&F has grown alongside our organization, managing a vast global footprint. Our meticulous management model encompasses the entire real estate lifecycle, from space planning and transaction management to project management, facilities management, and office EHS. With a passion for innovation and a commitment to excellence, we strive to create inspiring spaces that foster collaboration and unleash the full potential of our teams. As a Transactions & Lease Administrator, you will play a crucial role in supporting the end-to-end leasing and transaction management process. Working closely with the Global Real Estate Team, you will coordinate activities with various stakeholders, including Project Management, Facility Management, Planning and other internal teams, to ensure the smooth delivery of real estate projects. Responsibilities: - Maintain accurate and up-to-date records of all lease agreements and related documentation, monitor lease expiration dates and notify leadership of upcoming renewals or termination options as needed. - Work closely with cross-functional teams to understand and communicate any changes or updates to lease agreements. - Communicate with landlords or property management companies as needed. - Ensure all lease-related payments are processed accurately and in a timely manner. - Participate in financial reconciliations, budget reviews and audit processes. - Conduct regular audits to ensure compliance with lease terms and conditions. - Provide support and assistance to other teams as needed for lease-related matters. - Provide support in conducting strategic analysis, reporting, and forecasting for the real estate portfolio, considering capacity assessment, space planning, and capital requirements. Contribute to creating business cases for workplace needs, including lease obligations and build-out capital requirements. - Manage different stages of real estate activities, from understanding business requirements, developing site selection criteria, conducting market studies and tours, analyzing capital requirements, preparing business cases, to coordinating approval processes, etc. - Participate in lease negotiations and provide insights and recommendations based on knowledge of lease administration.
Qualifications
Minimum Qualifications: - Demonstrated experience in corporate leasing management and commercial transactions, preferably in a large corporation. - Familiarity with lease structures and typical operating expenses and CAM reimbursement calculations. - Adaptability and the ability to thrive in a fast-paced, dynamic, and matrixed organization with a flat structure. - Strong work ethic, dependability, and must be highly accountable and responsible - Must be highly organized, able to multi-task, meet deadlines, and work under pressure while maintaining a professional attitude - Strong financial and analytical skills and keen attention to detail are required. - Excellent interpersonal skills to influence stakeholders, build strong relationships, and manage differing viewpoints and priorities effectively. - Willingness to travel domestically and internationally, accounting for approximately 10-25% of the time. Preferred Qualifications: - Two or more years in Commercial Lease Administration - Experience working in a Tech industry or other high-growth company - Familiarity with real estate agreements across the North/South/Latin Americas Region. - Thorough understanding of Lease Accounting principles and practices - Demonstrated experience in Account Reconciliation and CAM Reconciliation.

【For Pay Transparency】Compensation Description (Annually)

The base salary range for this position in the selected city is $73000 - $101000 annually.

Compensation may vary outside of this range depending on a number of factors, including a candidate’s qualifications, skills, competencies and experience, and location. Base pay is one part of the Total Package that is provided to compensate and recognize employees for their work, and this role may be eligible for additional discretionary bonuses/incentives, and restricted stock units.

Benefits may vary depending on the nature of employment and the country work location. Employees have day one access to medical, dental, and vision insurance, a 401(k) savings plan with company match, paid parental leave, short-term and long-term disability coverage, life insurance, wellbeing benefits, among others. Employees also receive 10 paid holidays per year, 10 paid sick days per year and 17 days of Paid Personal Time (prorated upon hire with increasing accruals by tenure).
