The Asset Manager will be responsible for the day-to-day performance and long-term success of the real estate portfolio in Saudi Arabia. This includes close collaboration with Flow’s Fund Managers for operational and financial oversight, encompassing budgeting, financial modeling, capital expenditure planning, investor coordination, and performance reporting. The role requires ensuring each property meets its investment objectives while supporting Flow’s broader regional goals. The ideal candidate should possess strong analytical skills, a collaborative mindset, and prior experience in real estate funds or asset management in Saudi Arabia. The role involves being the primary point of contact with fund managers, tracking performance, supporting budget preparation, reviewing financial reports, maintaining investor relations, ensuring regulatory compliance, managing lender relationships, cash flow projection modelling, and overseeing property tax and insurance strategies.
Must Have
- Bachelor’s degree in a related field
- 4-8 years of asset management experience
- Proficient in creating cash flow projection models
- Strong communication skills. fluency in English required

Job Description
About The Role
- We are seeking a detail-oriented and proactive Asset Manager to join our growing real estate team in Riyadh. This role is critical to the day-to-day performance and long-term success of our real estate portfolio in Saudi Arabia.The Asset Manager will work closely with Flow’s Fund Managers, taking the lead on operational and financial oversight across the portfolio. The role includes budgeting, financial modeling,capex planning, investor coordination, and performance reporting ensuring each property meets its investment objectives while supporting Flow’s broader regional goals.This is a high-impact position suited to a candidate with strong analytical skills, a collaborative mindset, and prior experience with real estate funds or asset management in Saudi Arabia.
Responsibilities
- Serve as the primary point of contact with Flow’s fund managers, ensuring effective communication, timely reporting, and operational alignment.
- On-going engagement with property management and revenue teams to track performance (revenue, occupancy, leasing activity) and building-level KPIs to ensure assets are delivering against business plan targets.
- Support preparation of CapEx and OpEx budgets, re-forecasts, and investment models; evaluate ROI on capex and leasing initiatives.
- Review of monthly financial reports to ensure accountability, transparency, and alignment with property management teams.
- Maintain communication with existing and potential investor base; prepare regular updates, reports, and presentations for investors and other stakeholders.
- Collaborate with internal teams to ensure fund, asset-level and relevant corporate activities are compliant with CMA regulations at all times.
- Lender relationship management and ensuring property compliance with loan agreements.
- Cash flow projection modelling and onboarding of new investments.
- Oversight of property tax and insurance strategies for the portfolio.
Ideal Background
- Bachelor’s degree in a related field (Finance, Real Estate, Economics, or similar).
- 4-8 years of asset management experience for owners of Class A multifamily and mixed-use assets across multiple geographies.
- Proficient in creating cash flow projection models, sell/hold analysis, and ROI analysis.
- Strong preference for familiarity and experience working with or within Fund Management structures.
- Experience in supporting transaction processes including new acquisition onboarding, financings, and dispositions.
- Deep understanding of multifamily property financial reports and operations.
- Strong communication skills. fluency in English required, Arabic proficiency preferred.
- Extremely well organized with exceptional attention to detail.
