Job Description

The Associate Manager is responsible for financial accounting and reporting of real estate development activities for properties under construction or developed through client investment/fund vehicles. This involves supporting the Development Accounting Manager and other accountants, working closely with the Fund Accounting team. Responsibilities include processing draws from development partners, reviewing requests, monitoring equity draws, making journal entries, ensuring timely property-level activity recording, reviewing purchase and closing agreements, assisting third-party accountants, reconciling accounts, preparing files for appraisals, and calculating construction fees. This role requires someone to ensure accurate financial records and reporting for real estate development projects, including monthly and quarterly deadlines.
Must have:
  • Bachelor's degree in Accounting/Finance
  • 5 years of relevant commercial real estate accounting experience
  • Proficient in Microsoft Office
  • Excellent verbal and written communication skills
Good to have:
  • Master’s degree
  • CPA/CFA

Associate Manager, Real Assets/Real Estate Development Accounting

Locations: San Antonio or Dallas, TX | Hybrid

Associate Managers are responsible for financial accounting and reporting of the development activity of real estate properties under construction and/or developed through the client’s various investment/fund vehicles.  These may include office, multi-family, industrial, retail, hotel and mixed-use properties.  This position supports the Development Accounting Manager and other development accountants as needed.  This position works closely with the members of the Fund Accounting team that are responsible for the accounting and reporting of the development entities and fund vehicles that own interests in the real estate properties on which the Development Accounting team is reporting.

What You Will Get To Do:

  • Receive and process draws from client’s development partners
  • Review draws for accuracy and review draw request to verify the requests are within the boundaries of the joint venture agreements
  • Process and monitor equity draws through approvals with the client and monitor payment process
  • Alert client of any unusual occurrences on the draw requests received
  • Make appropriate journal entries associated with the draw process.  Post draw details and forecasts from the partner into the client’s database
  • Ensure the property level activity is recorded, reviewed and approved in a timely manner to meet monthly and quarterly reporting deadlines
  • Review purchase and closing agreements for accounting impact and ensure the proper recording of the acquisition entries
  • Assist the Development Accounting Manager in the review of such entries for accuracy and book adjustments as needed to the original acquisition entry
  • Assist the third-party accountants that provide accounting services on assigned development properties
  • Ensure the monthly reconciliation of Real Estate Under Development accounts and that assets are placed in service as appropriate
  • Provide monthly job cost reconciliation files for each project to client in preparation for quarterly fair value appraisals
  • Calculate the construction fees calculation for compliance with joint venture agreements -  Ensure that they are properly recorded
  • Prepare monthly review files and checklists associated with assigned projects

What You Will Bring:

  • Bachelor's degree in Accounting/Finance
  • Master’s degree is a plus
  • CPA/CFA is a plus
  • 5 years’ of relevant commercial real estate accounting experience
  • Proficient in Microsoft Office
  • Excellent verbal and written communication skills
